Every material order on a building site traces back to a handful of numbers taken off the floor plan. Floor area decides the flooring. Wall length decides the framing. Wall and ceiling area decide the plasterboard, the insulation, and the paint. Get those base measurements right and the rest of the estimate is arithmetic. Get them wrong and the error multiplies through every trade that follows.
This guide shows how a material takeoff is actually done: which measurements to pull off the plan, the formulas that turn them into quantities, a worked example on a 108 m² house, and the mistakes that cause most do-it-yourself estimates to come out short.
The five measurements everything else comes from
A takeoff is not one number, it is a small set of base quantities that everything else is derived from. Measure these five things properly and you can estimate almost any trade on a residential job.
- Floor area (m²), room by room, not just the total. Flooring is bought and laid per room, and different rooms get different finishes.
- Wall length (linear metres), split into external and internal. This drives framing, bottom and top plates, and the wall run for services.
- Wall face area (m²), which is wall length multiplied by ceiling height. Note that internal walls have two faces to line and external walls have one internal face.
- Ceiling area (m²), which for a single-storey home is usually close to the floor area.
- Opening schedule, meaning every door and window with its width and height. Openings are both a purchase in their own right and a deduction from the lining quantities.
A worked example: 108 m² single-storey home
Take a three-bedroom single-storey plan with 108 m² of floor area, a 44 m external wall perimeter, 38 m of internal walls, a 2400 mm ceiling height, and 12 door and window openings averaging 1.8 m² each. Here is how the base numbers turn into quantities.
Wall lining area
External walls are lined on one face only: 44 m × 2.4 m = 105.6 m². Internal walls are lined on both faces: 38 m × 2.4 m × 2 = 182.4 m². That gives 288 m² of wall lining before deductions. Take off the openings, 12 × 1.8 m² = 21.6 m², and you land on roughly 266 m² of wall lining, plus 108 m² of ceiling.
Plasterboard sheets
A standard 1200 × 2400 mm sheet covers 2.88 m². For the walls: 266 ÷ 2.88 = 92.4 sheets. Add a 10% allowance for cuts and waste and you are ordering about 102 sheets for the walls, plus roughly 42 sheets for the ceiling at the same allowance. Waste allowances matter more than people expect on lining work, because every internal corner and every opening produces offcuts that cannot be reused.
Wall framing
Total wall length is 44 + 38 = 82 linear metres. Studs at 600 mm centres work out at 82 ÷ 0.6 = 137 studs, before adding an extra stud at each wall end, each corner, and each side of every opening, which typically pushes a house of this size closer to 175 to 190. Plates are simpler: a single bottom plate and a double top plate means 82 × 3 = 246 linear metres of plate stock.

These figures are illustrative rather than a specification for your own house. Stud spacing, plate configuration, and insulation requirements all vary with the structural design and the climate zone, and your builder or engineer sets them.
Where hand takeoffs go wrong
Estimating by hand from a printed plan is completely doable, and it goes wrong in the same predictable ways every time.
- Double counting shared walls. Measuring room by room and adding up the perimeters counts every internal wall twice, because it is the boundary of two rooms. This is the single most common error, and it inflates framing and lining quantities dramatically.
- Forgetting to deduct openings. On a small home, doors and windows can account for 20 m² or more of wall area. Leaving them in means paying for lining and insulation that will never be installed.
- Ignoring wall thickness. If the plan treats walls as lines, every room is slightly larger than reality and the total floor area comes out several square metres high.
- Mixing centre-line and internal-face measurements. Pick one convention and apply it everywhere. Switching between the two mid-takeoff produces errors that are almost impossible to trace afterwards.
- No waste allowance, or the same allowance for everything. Sheet materials and tiles waste more than linear timber. A flat 5% across the board leaves you short on the items with the most cutting.
- The plan changes and the spreadsheet does not. Move one wall late in the design and every dependent quantity is silently wrong. This is what makes manual takeoffs fragile rather than inaccurate.

The alternative is to measure from the plan geometry rather than from a printout, so the quantities and the drawing can never drift apart. Frequently asked questions
Is a takeoff from a floor plan accurate enough to order materials?
For the main quantities on a straightforward residential job, yes, provided the plan is drawn to scale with real wall thicknesses. It is normal practice to treat the takeoff as the basis of the order and have the trade confirm their own measure before anything is cut. What a plan-based takeoff cannot do is anticipate site conditions, structural design changes, or the engineer's requirements, all of which can move quantities after the fact.
What waste allowance should I use?
It depends on the material and the complexity of the layout. Sheet materials such as plasterboard and flooring typically carry 5 to 10%, tiling often more once cuts around fixtures are counted, and linear timber generally less. Rooms with lots of corners, angles, or small spaces waste more than large rectangular rooms. Ask your supplier what they normally see on jobs like yours, since they have far better data on it than any general rule.
Can I get a price rather than just quantities?
Pricing has to come from someone who is actually going to supply or build. Quantities are objective and can be measured off the plan; rates are commercial and change constantly. The practical approach is to take an itemised schedule of quantities to two or three builders and have them price the same schedule. You get comparable quotes, and any difference between them is a difference in rates rather than in what was assumed.
Do I still need a quantity surveyor?
For a renovation or a single home, most people do not engage one. A plan-based takeoff plus builder pricing is the normal path. Quantity surveyors earn their fee on larger or more complex projects, where progress claims, cost planning, and contract administration are involved, and on anything where a bank or an insurer needs an independent cost assessment.
How do multi-storey homes change the calculation?
Each level is measured separately and then added together, with a few extras that single-storey homes do not have: the intermediate floor structure, the stair opening deducted from the upper floor area, and the stair itself. External wall area roughly doubles while the roof and slab areas stay much the same, which is exactly why a double-storey home costs less per square metre of floor area than the same total area spread over one level.
