Most home projects start the same way: a rough sketch on the back of an envelope, a few room sizes guessed from memory, and a conversation with a builder that goes in circles because nobody is looking at the same thing. A proper floor plan fixes that. It turns a vague idea into a drawing with real dimensions, which is the point where a renovation or a new build stops being a conversation and starts being a project.
You do not need AutoCAD, Revit, or a drafting course to produce one. This guide covers what a usable floor plan has to show, how to draw one to scale in a browser, how to turn that flat plan into a 3D model and a first person walkthrough, and the handful of mistakes that cause most amateur plans to fall apart when a builder looks at them.
What a floor plan actually needs to show
A floor plan is a horizontal slice through the building, viewed from above, cut at roughly waist height so that windows and doors appear in the walls. The thing that separates a floor plan from a sketch is that every dimension on it is measured rather than guessed. At minimum, a plan someone else can work from needs to show:
- A scale. Residential plans are usually drawn at 1:100 or 1:50. Everything on the drawing has to be at the same scale, which is exactly the part hand sketches get wrong.
- Wall thickness. Walls are not lines. An internal stud wall is typically around 90 mm of framing plus linings, and an external wall is thicker again once cladding or brick veneer is counted. Draw walls as single lines and every room in the house ends up slightly bigger than it will really be.
- Room dimensions and labels. Length and width for each room, plus what the room is. Floor area per room is useful for flooring and for sanity-checking whether furniture fits.
- Doors and windows. Position, width, and which way doors swing. Door swing matters more than people expect, because it decides where furniture can and cannot go.
- Orientation. A north point. In Australia this drives where the winter sun lands, which affects living room placement, eaves, and glazing more than almost any other decision.
A few dimensions are worth committing to memory because they come up constantly in Australian homes. Habitable rooms are generally built to a 2400 mm ceiling height. A standard internal door leaf is 820 mm wide, and 870 mm where wheelchair access is a consideration. A hallway drawn narrower than about 1000 mm will feel tight, and a kitchen walkway under 900 mm becomes unworkable the moment two people are in there at once. If your plan violates these, it is better to find out on the drawing than on site.
Step 1: measure what already exists
If you are renovating rather than building new, start with a measured survey of the existing house. Work room by room. Measure wall to wall at floor level, not at skirting height, and take each measurement twice. Record the position of every door and window opening as a running dimension along the wall rather than as isolated numbers, so small errors do not accumulate. Note the direction each door swings, and mark anything you cannot move: the meter box, the hot water unit, waste stacks, and any wall you suspect is load bearing.
Corners are rarely square in an older house. If the two diagonals of a room differ by more than 20 mm or so, the room is out of square, and you should note it rather than quietly straighten it on the drawing. Builders would far rather see the real shape than a tidy rectangle that does not exist.
Step 2: draw the plan to scale in 2D
With measurements in hand, the drawing itself is the easy part. Browser-based plan tools have largely replaced desktop CAD for this stage of a project because they snap walls to a grid, keep everything to scale automatically, and let you change your mind cheaply.

- Set the overall building footprint first, working from the external walls inward.
- Add internal walls to divide the footprint into rooms. Keep wet areas grouped where you can, since putting the kitchen, bathroom, and laundry near a common plumbing run is one of the cheapest savings available to you.
- Drop in doors and windows, and check each door swing against the furniture you intend to put in the room.
- Label every room and check the area figures. A main bedroom under about 12 m² will not comfortably take a queen bed with side tables and a wardrobe.
- Walk the plan mentally: front door to kitchen carrying shopping, bedroom to bathroom at night, laundry to washing line. Awkward circulation shows up immediately in this exercise.
Step 3: view the same plan in 3D
A 2D plan is precise but hard to feel. Most people cannot look at a rectangle labelled 4200 × 3600 and know whether the room will feel generous or cramped. Switching the same plan into a 3D model solves that, and because the model is generated from the plan geometry rather than drawn separately, the two can never disagree with each other.
In 3D you are checking different things than in 2D. Look at how ceiling height reads against room width, whether window heads line up across a facade, how the roof mass sits over the footprint, and whether the rooms you care about get the aspect you assumed they would. Problems that are invisible on a flat plan, such as a hallway that turns into a dark tunnel because no opening reaches it, become obvious the moment you see it standing up.
Step 4: walk through it before anything is built
A first person walkthrough is the last check, and it is the one that changes people's minds. Standing at eye height in your own plan tells you things no drawing can: that the kitchen island leaves too little room behind it, that the entry opens straight onto the living room with nowhere to put shoes, or that the view you were designing around is actually blocked by the garage.
Walk it the way you will live in it. Come in the front door with your hands full. Go from the main bedroom to the bathroom in the dark. Stand at the kitchen bench and see what you are looking at. Every problem you find here costs nothing to fix. The same problem found during framing costs real money, and found after handover it usually just gets lived with.
Five mistakes that ruin amateur floor plans
- Drawing without a scale. If the plan is not to scale, no dimension on it can be trusted and nobody can price from it.
- Treating walls as lines. Ignoring wall thickness quietly inflates every room. Across a whole house it can add several square metres that do not exist.
- Forgetting door swings. Two doors that clash, or a door that swings across a light switch, are cheap to fix on paper and irritating forever otherwise.
- Undersized circulation. Hallways and kitchen walkways are the first things people shrink to gain room area, and the first things they regret.
- Ignoring orientation. A living room facing the wrong way is a permanent problem that no amount of finish budget can fix later.

Once the plan is settled, it needs to leave your screen in a form other people can use. Export it as a PDF, since that is what builders, draftspeople, and councils all expect. A floor plan is not just a picture of a house. It is also a set of measurements, and those measurements are what materials get ordered from. Floor area drives flooring. Wall length drives framing. Do I need CAD software to make a floor plan?
No. CAD is built for producing construction documentation, and the learning curve reflects that. For designing a layout, checking that rooms work, and getting measurements a builder can price, a browser-based plan tool does the job with no installation and no training. Is a plan I draw myself good enough for a council application?
Generally not on its own. Development applications and building permits need documentation prepared by a qualified draftsperson, building designer, or architect, usually including site plans, elevations, sections, and compliance details specific to your state. Can I draw a floor plan on an iPad or a phone?
A tablet works well, and a stylus makes wall drawing noticeably more precise. Phones are fine for viewing and for walking through a plan you have already drawn, but the screen is too small to draw accurately on. How long does it take to draw a house plan?
Starting from a template, most people have a workable single-storey layout in under an hour. What is the difference between a floor plan and a site plan?
